Different Types Of Wood Destroying Organisms
TermitesThe most significant wood-destroying pest in the Midwest is the subterranean termite. These termites live underground and build mud tubes to access wooden structures. They can cause extensive damage to wood, including structural components of buildings. Mortgage Requirements
The requirement for a pest inspection in mortgage loans can vary depending on the type of loan, the lender's policies, and local regulations. However, there are a few loan programs where a pest inspection is commonly required:
- VA (Veterans Affairs) Loans: For VA loans, a pest inspection is generally required by the Department of Veterans Affairs. The purpose is to ensure that the property being financed is free from active termite infestations or other significant pest issues.
- FHA (Federal Housing Administration) Loans: FHA loans may require a pest inspection if the appraiser notices any evidence of wood-destroying pests or if the local jurisdiction requires it. The specific requirements can vary based on the appraiser's judgment and the property's location.
- Conventional Loans: Pest inspections are not typically required for conventional loans. However, if the appraiser identifies any signs of wood-destroying pests or damage during the appraisal process, the lender may request a pest inspection to assess the extent of the issue and determine if remediation is necessary.
