FAQ'S
hOW DO I SCHEDULE AN INSPECTION?
You are welcome to call our office and speak with our office staff to schedule your inspection over the phone. You can also schedule online using our online scheduler.
HOW LONG DOES AN INSPECTION TAKE?
The timeframe of an inspection requires greatly on the size and age of the home as well as any additional ancillary services the client receives. However our standard inspection takes 1 - 2 hours. Our timeframes are shorter then other companies as we have a team approach to every inspection.
WHEN WILL I RECEIVE THE INSPECTION REPORT?
Typically you will receive the inspection report the same day the inspection takes place. There are some ancillary services that have a longer turn around time such as Radon Testing, Water Testing and Mold/Indoor Air Quality testing. Although, all comprehensive inspection reports are guaranteed within 24 hours.
WHAT AREAS DO YOU SERVICE?
We service the Southeast Michigan, Northwest Ohio, Northern Michigan and surrounding areas. Our primary cities are Monroe, Toledo and Kalkaska.
DOES AN INSPECTOR NEED TO COME BACK TO THE HOME AFTER WE'VE HAD REPAIRS COMPLETED?
We call these "Re-Inspects" and can be added after the inspection takes place. Simply call the office with the repair list you and your realtor negotiated and we can send one of our highly trained inspectors back to home to ensure all repairs were done properly!
DO I NEED TO ATTEND THE INSPECTION?
Entirely up to you as the client. We enjoy having the clients attend the inspection so we can show in person any defects our inspectors see at the time of inspection. This also allows clients to ask important questions regarding the home they are purchasing.
HOW MUCH DOES AN INSPECTION COST?
Our inspection pricing goes off the sq footage of the home and the distance from the office. While distance only comes into effect if the house is over 80 miles away from the office. Typically a standard comprehensive inspection costs anywhere from $375-550.
HOW DO I KNOW IF MY INSPECTORS ARE QUALIFIED/EXPERIENCED?
Whenever you are choosing a home inspection company for a quote, its best practice to ask some key questions such as:
- Are you licensed? (Ohio only)
- Do you carry insurance?
- Do you have any reviews and where can I see them?
- Do you offer any warranties or guarantees?
- What's all included in the standard inspection?
HOW DO I KNOW WHAT ANCILLARY SERVICES I NEED?
Its not always a simple question to answer as each scenario is different. However, asking the right question and utilizing the inspection companies responses will help guide you towards any additional services you may desire/require. (Some loans require certain ancillary services in order to close)

Absolutely! We have a 24 hour "float" team available for our Southeast Michigan and Northwest Ohio locations. Which means we can nearly fit everyone in for their inspections Monday-Friday. (If given proper warning we can even accommodate a Saturday within 24 hours.)
